How do you price my property?

We do a thorough market analysis for your property allowing you to earn a high rental price with a low vacancy rate, and ensuring we place qualified tenants.

What if my tenant doesn’t pay

Our robust tenant screening process drastically reduces the likelihood of your tenant not paying. If we place the tenant and they don’t pay, we’ll evict them and re-lease the property as quickly as possible.

Is there an early termination fee?

No. Most property managers require you to “buy them out” of the lease for each month remaining and sometimes pay an additional fee. We allow you to terminate with a 30-day notice if you are not happy.

Can I pick my tenant from the applications?

We must follow Fair Housing laws. Our tenant selection process is based on a formula consisting of rental history, income, employment, criminal and eviction history, credit score, and debt to income ratio.

When can I expect to be paid?

We pay owners on or before the 15th of each month.

Do I pay fees when the property is vacant?

No. We feel that we should only be paid when the property is making money for you. Our fee is based on rental income, incentivizing us to keep it occupied and the income flowing.

When will I receive an income and expense statement?

You will get a statement each month showing rent and expenses. Additionally, you will receive an annual report and 1099 at the end of each year for tax purposes.
